Upfront Cost

Ductless mini-split (single zone): $3,500-5,500 installed. Window AC: $300-800. The mini-split costs 10x more upfront but provides both heating and cooling year-round — the window AC only cools.

Operating Cost

Mini-split cooling: $50-150/summer (SEER 16-22). Window AC cooling: $100-250/summer (SEER 10-14). Mini-split heating: $200-500/winter (replaces electric baseboard savings of $800-1,500). Window AC provides zero heating. The mini-split pays back faster in homes with electric heating.

Lifespan and Resale

Mini-split: 15-20 year lifespan, adds $2,000-5,000 to condo resale value. Window AC: 5-8 year lifespan, zero resale value, removed when selling. The total cost of ownership for a mini-split is lower when heating savings and resale value are factored in.
